The place was absolutely beautiful and better than we expected! It was very well maintained and spacious and had everything we needed with stunning views. Ferry to other islands was close by and easily walkable. Market was close by as well. This was the best place we stayed at during our trip and would definitely recommend! Only negative was that you had to walk 10 minutes to another location to pick up and drop off the keys with luggage. Would be great if on lockbox. Thank you for allowing us to stay at your beautiful home!

Nice large apartment right at the edge of Lake Como. The standout is the large balcony with uninterrupted views over the lake of Bellagio and Varenna. Free public parking at the front of the property. Less than 10 minutes walk to the ferry stop. We have no hesitation to give this property a 10

Firstly we have to mention the amazing view from the terrace! We spent every evening there just looking out over the lake waving at the passing boats. Unfortunately the awning currently needs a bit of a repair so we weren’t able to use it much it to shelter from the sun (or rain). The hosts were very responsive and helpful. The internet didn’t work during our stay plus mobile signal in the area is not the strongest, but who needs it when you have the view. Cleanliness was reasonable, no major issues, but there are some areas for improvement. The location is great a short walk from the centre of Menaggio, the ferry and the bus stops. There is a convenience store nearby (check opening times) and a supermarket 15minutes by foot. With the exception of the occasional car passing by, the apartment was very quiet at night. We would 100% stay here again. We do recommend doing your research on transportation first if you are not bringing a car. Oh and did we mention the beautiful view?

We loved this location! It was close to the ferry, a little grocery store, a fabulous restaurant called Tatos and close to the Piazza! After a day of exploring we went back to our little paradise and played cards on the veranda overlooking the lake with clear views of Bellaggio and Varenna. The property is right on the lake but no access to it. Most places are like that.

The agency was kind and friendly-they welcomed us with a lovely gift box with wine and breakfast, allowed us to store luggage at the office and always responded immediately to any questions.

We had a wonderful stay at Villa Evelyn Terrazzo! The property was exactly as shown in the photos — clean, comfortable, and with absolutely stunning lake views from the terrace. Everything was smooth and well organized, and the location was perfect for exploring Menaggio and the surrounding towns. We truly enjoyed the peaceful atmosphere and beautiful scenery. This apartment was in the perfect location - on the edge of town so that everything was within a 10 minute walk but really super quiet at night. The views were insane and the terrace was lovely. As others have said, the sofa has wear and tear, we didn’t feel this was an issue. The kitchen was very well equipped and the welcome box was a lovely touch. We thought it was probably a bit of a stretch to say that the second double had lake views and the photos of this were a little misleading. The beds would benefit from extra pillows.

Villa Evelyn is a beautiful villa a short walk from the ferry and main area of Menaggio. The apartment was spotless and had everything we needed if we wanted to cook or have coffee and there was a lovely grocery just a few blocks away. The beds were comfortable and the balcony was great with a dining table and lounge chairs overlooking an unobstructed amazing view of Lake Como. The gardens in the back yard were very zen. I would definitely stay again! Just be sure you read check in information and go to the office which is a 10 minute walk away first to get keys before heading to the Villa. You will love Villa Evelyn! Wish I was there now…

June 2018 We really enjoyed our holiday at Villa Evelyn Terrazzo, thanks! Everyone at the HHH office was extremely friendly and helpful; check in/out was smooth and the villa was easy to find. The location of the villa was perfect for us - an easy walk into town and to the Lido but far enough away to be quite peaceful and quiet. I think the biggest selling feature for this property is the spectacular view - we never got tired of looking at it. We made use of the ferries almost every day to visit the surrounding towns. Everywhere we visited was beautiful but some of our favourites were Bellagio, Villa Carlotta, the Grand Hotel Tremezzo (pricey but a lovely hotel and nice place for lunch) and the view from the top of the funicolare in Como. The ferry rides themselves were a lovely way to see the beautiful scenery. In Menaggio we found some good little shops, we enjoyed a day at the Lido and had nice meals at the Grand Hotel and Hotel Bellavista. The smaller restaurants in town were nice as well, we had a couple of lunches there. The only suggestions I have for improvement to the property are: fix the awning over the terrace - it was falling apart and not easy to use and; add more comfortable seating in the living room - that couch really only seats 3 and the apartment is actually set up for 6 people. August 2017 Our family of 4 (parents, two teenagers) stayed at Villa Evelyn Terrazzo for 4 nights in August. The rental agency, Happy Holiday Homes, was easy to deal with and sent several emails prior to arrival detailing the key pick up process and giving tourist info about the area. The rental office is about a 10 minute walk from the apartment. There is really no parking around the office; in retrospect we should have parked at the Villa and walked to the office for the key. The building is an old Villa built in the 1800's with beautiful grounds and right on the lake. The apartment itself is very modern and comfortable, it looks as if it was recently renovated (2 bare bulbs still hang on the wall, guess someone forgot the sconces!) Modern appliances and bathrooms, with a clothes washer which was nice since we were at the end of our trip. The terrace is a big plus, with breathtaking views of the lake. The sun shines on the terrace in the morning; there is an awning which is a bit old and you have to push it open with a broom handle, but it helps. Kids said Wifi worked fine; we did not use the TV so can't comment on that. We had to ask the office what to do with garbage; apparently there is no individual building garbage pick up, you have to walk up the street a bit to find the community garbage/recycling bins. Location is perfect, 5 minute walk to ferry, 10 to town square. We had a car, and there are a few spots designated for the villa. We were very happy with our stay; it is a perfect location with gorgeous views and right on the lake. Menaggio is a cute town and the ferries go across the lake to Bellagio and Varenna. Also if you do not have a car the local buses are very easy to ride. Taxis are hard to come by and expensive. If you have a car, try to get out of town to eat dinner. We had two excellent dinners. one at Al Veluu in Tremezzo (make reservations), and the other at La Vecchia Magnolia in the hills above Menaggio (casual dining). Both have beautiful views and excellent food. Unfortunately, the two nights we ate in town we were disappointed. Joseph, USA

August 2017 We were very happy with our stay at Villa Evelyn Terrazzo. It is a lovely modern apartment in a beautiful, historic villa with breathtaking views from the terrace. The grounds are well maintained with lovely plantings. We loved to enjoy our coffee in the mornings on the terrace as the sun rose over the lake. It was also very nice to have a washing machine in the apartment. Happy Holiday Homes was pleasant to deal with. It was easy to find the office (although hard to drive to because there is no parking around there.) The Villa was easy to locate. We had a wonderful stay and would definitely recommend Villa Evelyn Terrazzo. The location is perfect, just a short walk to town/ferries, and the property itself is lovely. Thank you! Joseph, USA

June 2017 We really appreciated the help when we first checked in. We had lots of questions. We came from the ferry. The office to collect keys was to the right of ferry past the Grand Hotel..Very easy to get to. Once we had our keys we took a nice walk to the house. 10 mins max..There were just a few steps inside. We booked Villa Evelyn for the location and view of the lake and it didn't disappoint us. We were a family of 4 adults and had to use the 3rd bedroom which is really only suitable for children but we made do. The welcome pack was great as we arrived in the evening. Key collection and drop off was well explained and easy to do. The apartment was in a great location just 10-15 minutes walk from the centre of town and close to the ferry port for boats to Varenna and Bellagio. Although there is parking directly outside the building, it can be used by anyone and is very busy. Once we had parked there we were loathe to take the car out in case we couldn't get parked on our return! The sun awning on the terrace is broken and we asked for a replacement umbrella on a number of occasions and nothing was forthcoming. This was a real shame as it was too hot to be able to eat breakfast or lunch on the beautiful terrace and we could only venture out after 3pm when the shade had come round!

The location was perfect with amazing lake views from the terrace and bedroom windows and the large, private garden along the lake was very well maintained and relaxing. The only minor inconveniences were a broken lounge chair and no shade on the terrace, and missing kitchen essentials like a sponge and soap to clean dishes.

Great view, nice location that was easy walk to downtown area. Locks were a bit challenging to use. A couple of the fans had broken plugs and the spare bed/bath could have been cleaned better before arrival. Overall, a nice space with beautiful view of the lake from the terrace.

What we loved best about Vila Evelyn Terrazzo was its view- morning, noon and night of Lake Cuomo with its jewels of Bellagio and Varenna twinkling across the Lake. The villa was a short walk from the Ferry and wonderful town of Menaggio. The balcony was outstanding! The beds and pillows were just marvelous and so comfortable. Having two bathrooms (with washing machine!) for 4 people was a luxury and very much appreciated! We so took advantage of the beautiful weather and outstanding view from the balcony. The responsiveness of the management to problems with cold water at the sink and issue with wifi was immediate and to our great satisfaction. What would have made our stay at the Villa even more enjoyable and worthy of a return stay would be the addition of a few additional “homier” furnishings and everyday kitchen “staples”. The couch was comfortable but seemed dirty— a cover would do the trick! One of the balcony lounge chairs was broken. The bedrooms lacked mirrors and the coat hangers were sticky to the touch. The kitchen is gorgeous and well stocked with pots, pans, cooking items as well as plates, cups and cooking utensils however, the espresso machine couldn’t be used on the induction stovetop and the coffee machine was missing parts to its filter system. Upon our arrival, we very much appreciate the “gift box” of wine, dish towel, breakfast packets and yummy treats! Having a few kitchen staples readily available like salt and pepper, paper towels, oil and vinegar and plain dish soap would have made moving in a dream! All and all— we felt very lucky to have found Villa Evelyn and believe that with a little more attention to its furnishings and kitchen inventory an exceptional rating would have been forthcoming.

We had a good experience in our Lake Como villa. The patio is very nice and overlooks the water with beautiful views. The kitchen was moderately stocked with most things you would need to cook and the two main bedrooms were spacious. It was an easy walk into the heart of the village and close to anything you might need. One note - the water gets extremely hot, so be careful when turning on the shower as it can scald you.

Spectacular views and location make up for spotty property management. No WiFi for the entirety of our stay was the biggest annoyance, several trips to the office team were made but with no resolution, and had to fight quite hard with management in order to ask for a late checkout. Ultimately the location and vista make this a worthwhile trip, and the basics were all there: Comfy beds, Plenty of Hot Water and just enough kitchen equipment. What the place is missing is a dedicated host to make sure the place is properly maintained, and to help it feel a bit more lived in and to be totally worth the full price. Things like the varied assortment of kitchenware, a well used couch, minimal towels and semi working standing fans for Aircon just make it feel a bit run down for the price you are paying. The balcony sun shade mechanism being broken also made for a tough unfurling/retracting process which many guests wouldn't be able to do. Ultimately though, I'd book again.

The views and location generally were great. The 2 double rooms were good - the third bunk room was windowless. Kitchen was well equipped and welcome pack helpful especially as, pre warned by other reviewers we had brought coffee and filter papers. We would definitely recommend this property for view and mid lake location near to boat and bus stops.

Gorgeous, peaceful location on the water with a $5 million view of the lake and an easy walk into town. Recommend the Hostel up the street for dinner. Great folks, food, and drinks. Couch is dirty and worn, but we draped sheets over it. Some dirty dishes in the dishwasher when we arrived. Need to use the key to leave the building, which was a bit odd. Was also really unclear what ti do with our trash, and the instructions said to put bins outside, but the pickup schedule wasn't for many days later. Overall comfy and relaxing place. Totally worth doing: renting a 40hp boat for a couple of hours (bring lunch!) and taking the ferry to Bellagio. Truly a magical town.

Villa Evelyn Terrazzo has a convenient location, great for walking into town. Beautiful views being right on the lake. Large comfortable rooms and living room space. Bring your own supplies as there are only a few basics on hand. A gift box of snacks and a few breakfast starters was much appreciated.

An absolutely fantastic apartment in a lovely big villa on the shores of Lake Como. It has a shared entrance to the main villa and private entrance to the apartment itself. The lift wasn’t working when we stayed and didn’t look to have been working for a long time. Not an issue for us but something to check if it’s needed before you book. The apartment has stunning views over the lake and massive beautiful shared gardens lake side where you can enjoy breakfast or a stroll. There is private access to the lake to have a swim which was so lovely esp with our children for them to dangle their feet. People on boats are driving past (from a distance) looking over - probably thinking it’s someone famous given the fabulous setting! The Villa is in a great location, 5 min walk from the ferry terminal to Bellagio / varenna and 10-15 min walk into menaggio town square. We loved menaggio and it was much flatter than the other places we visited on the lake so ideal for a family with a pushchair. Loads of great restaurants and cafes. The free parking spaces outside the villa were always available for us but even if these were taken there are a couple other options within 5 min walk so I doubt parking would be an issue. The apartment itself was big and exactly as shown in the photos. In fact probably even better than the photos show, especially the private large balcony with an insane view! It’s spectacular. However we did find the floors were dirty. We had an issue with a cot for our baby not being in the apartment when we arrived at 19:00h and we were unable to get hold of someone to bring us one on the evening we arrived. This was disappointing as we had been provided with an out of hours emergency number which no one answered or responded from. However, this was sorted very quickly at 9am the following morning. Aside from this issue communication was very good pre arrival and once we were there. Collecting the keys was very easy. Despite a couple of issues with the dirty floor and cot not being there, we would definitely recommend staying here and would definitely stay here again. It’s a gem on the shores of Lake Como!

Great location, beautiful views and modern furnishings and spacious like the pictures. However, there is no AC (note to self: yes AC IS needed on the lake). Also, the “bunk bed room” is a windowless hot box. A fan was provided but it was not enough for a very warm weekend in June. Check out the lakeside garden and enjoy the beautiful patio ….. if you stay in Menaggio.!

We are back from our week at Villa Evelyn having had a lovely holiday. The property was easy to find as we passed it on the way into the lovely town of Menaggio and the team at Happy Holiday Homes were so helpful when we went to collect the key. We arrived after hours but someone was still there to help us. Villa Evelyn is a newly refurbished apartment in a magnificat lakeside "Villa"and everything looked brand new! Our bedroom overlooking the lake with one window looking across the lake and one looking down the lake a fantastic view we never closed the shutters. The gardens were beautifully kept and full,of exotic species. Although we hired a car we didn't need it very much as we walked to the town which had a good selection of restaurants and everything else you may require. Bakery and supermarket are slightly further away but still easy to reach on foot. One of our party is vegetarian which sometimes proves difficult on holiday but it was a pleasure to see her enjoying such lovely meals and we found all restaurants very accommodating in preparing and adapting meals to suit. We took a boat trip from Menaggio for a tour an the lake pointing out all the most famous villas and those owned by various celebrities. The market at Lenno is all along the lakeside and after lunch there we took a boat (you can also easily walk) to Villa Balbianello which for us was the highlight of the holiday. We returned to Lenno another evening for dinner as it was a quiet and pleasant resort with a few nice restaurants and easy parking. The weather was changeable and not characteristics of the time of year but this did not detract in any way and we had some spectacular lightening displays at night. All in all a really lovely holiday beautiful scenery, great Italian food and hospitality. Our accommodation was excellent and we cannot speak highly enough of this company who were beyond helpful throughout the whole process. They advised on suitable accommodation and leased with us before our departure with regards to "things to do" thank you all we will definitely return. Recommended highly.

Great view but no Wifi. We called, we stopped in the office but they just told us the password and that was it. We were there for three days couldn't book reservations, boats, excursions, research or do any work because for 3 days no wifi. It was so upsetting and no-one seemed to really care. Property was nice but SO FRUSTRATING. I think they know as many complaints but do not do anything to fix or update the problem.

The million-dollar views do not make up for the frustration of this villa. The stove would not work (yes, we watched the video tutorial several times). There were zero dish towels, no paper towels, 2 rolls of toilet paper and no oven mitts. If you want to cook, there are zero basics. We also found dirty dishes in the dishwasher and the oven, as well as dirty pans in the cabinet. To get the key to the property, you have to go to their office, then it is a seven minute walk to the apartment. This is not disclosed in the description. The villa is roomy, but it lacks the sophistication or boutique style charm in description. The sofa is heavily soiled and worn out. The door to the terrace would not stay shut. The sheets felt like sandpaper. The Wi-Fi did not work at all. I expect more from an Airbnb property. It was not worth the cost. The location on the lake is beautiful and it is just a few minutes to walk to the ferry and the market, but those were the only pluses.

The location was fabulous. The views from the unit were wonderful. Disappointed about the dirty lounge suit. Had stains all over it. We stayed for 5 nights and only 1 towel per person. No tea,coffee, sugar just the basics you want when you first arrive. The location was great. Just lacked a few simple amentities. The wifi was terrible as well. If you need to do work it was not reliable.

Il livello di pulizia era appena sufficiente (elettrodomestici appiccicosi, doccia sporca pavimento sporco). Il wc di uno dei due bagni non funzionava. Abbiamo richiesto assistenza con urgenza (essendo in 7 ospiti con un solo wc) e delle coperte aggiuntive senza ricevere nessuna assistenza e nonostante i messaggi inviati ai numeri dedicati successivamente alle numerose chiamate effettuate ai numeri di emergenza riportati sulle carte del check in (la prima volta ci è stata data risposta promettendo un intervento il giorno dopo - mai avvenuto- dalla seconda non abbiamo neanche più ricevuto risposta).

Good accommodation if a great view is your top priority. The apartment is fairly clean, but definitely needs some TLC. The kitchen has all the necessary amenities however the dishes, utensils and the oven were in need of a cleaning prior to arrival. And the coffee cups should NOT be used in the microwave as the get extremely hot. The beds were comfortable and the view from the master bedroom was amazing but like much of the apartment everything needs some upkeep (one blanket had obvious cigarette burns in it). Bathrooms were tidy however more towels should are needed, especially hand/tea towels for the kitchen. The “Welcome” package was very thoughtful and the wine, cheese and snacks definitely helped on a rainy afternoon. Walking distance to ferry terminals and the main plaza are reasonable even with a young child (15-20 minutes) and parking was plentiful and easy to access.

Location and view was great!! Entire apartment was very dirty, including the couch, beds, bathrooms, and even the dishes. I expected better quality and care for the price

Gorgeous location and beautiful apartment. We would have loved to give a 5 star review but we did not have water for our 2 night stay. Water is a pretty basic need following a transatlantic flight! You need to drink water and shower! If the management company would have made any effort to work on the problem or call us back, or bring water we would have been appreciative of efforts.
