The 2-level villa has 4 bedrooms to accommodate up to 7 guests and is especially suitable for large families. The equipped gazebo, amenities like foosball and the playground in the fenced garden add to the relaxation that each and every member of the group will experience here. Inside, on the ground floor, is a cosy and comfortable living/dining room with a fireplace, SAT TV, DVD, mini stereo and access to the loggia. The kitchen has a microwave, dishwasher, oven, drip coffee machine and fridge with freezer. The first floor has all the bedrooms and its hall is air-conditioned for the year-round comfort of guests. Free Wi-Fi and private parking are available too. Sleeping Bedroom 1: Located on the first floor, this bedroom with a double bed and wardrobe. Bedroom 2: Located on the first floor, this bedroom has a double bed with a wardrobe. Bedroom 3: Located in the attic, this twin bedroom has 2 single beds and ensuite WC. Bedroom 4: Located on the first floor, this cosy bedroom has a single bed. Bathroom Each floor of the villa has a modern, equipped bathroom with a shower, WC and bidet for guests’ total comfort and convenience. Additional • Free Wi-Fi • Child-Friendly • Private Parking Space • Washing Machine • Free High Chair and Cot • Indoor and Outdoor Activities • Suitable for Elderly • 15 Internal Steps • Oil-fired Central Heating A tourist tax of € 1/day/person, until 5 days is to be paid on the spot. Up to 14 years old are exempt. Gas for heating if necessary because of the climate has to be paid on the site based on consumption at €10/day. Please note: Check-in time is between 4 pm-8 pm and checkout-out time is between 8 am-10 am. Special check-in/out requests can be considered. Air-conditioning is available only in the corridor on the first floor. Location The holiday villa is in a delightfully peaceful and green zone, on the edges of a forest from where you can enjoy the best of Tuscany in less than an hour’s drive. The closest restaurant, grocery shop and bus stop are all within 10-15 minutes of walking distance. The city of Fucecchio is a 15-minute drive from here, while, Montecatini Terme (golf) and Monsummano thermal baths are less than half an hour away. The art city of Lucca, Pisa, and Florence are about 45 minutes to 1 hour's driving distance from here. For those who wish to enjoy the sun, sand and the sea of the Tuscan Coast are located just 45 minutes away from seaside resorts like Viareggio, Marina di Pisa, Forte dei Marmi and the famous Marina di Pietrasanta. The nearest airports are Florence and Pisa, both approximately 50 minutes drive from this holiday stay in Tuscany.

Wonderful stay in May 2025 Family of 4 + 2 grandparents had plenty of room and enjoyed our stay in aovely traditional villa. Aircon was a wonderful addition upstairs and made the nights very comfortable The gardens, playground and pool were a real showstopper and the natural beauty and wildlife was stunning. Excellent greeting from the host with some drinks and lots of information.

Für unsere 3 Generationen Familienferien war das Haus perfekt. Leider haben wir schlechtes Wetter erwischt und wir mussten die nicht inkludierte Heizung nutzen (Kosten noch offen). Wir kommen gerne wieder - jedoch eher wenn das Wetter beständiger ist im Sommer. Paolo war immer erreichbar und sehr freundlich. Danke an seine Gastfreundschaft!

Wir waren 5 Personen und haben uns in dem tollen Haus sehr wohl gefühlt. Es ist alles vorhanden, was man braucht und das Grundstück ist groß und sehr gepflegt. Die Kommunikation mit Paolo war sehr gut. Er war jederzeit erreichbar und hat uns viele gute Tipps für unseren Aufenthalt gegeben. Die Klimaanlage in der oberen Etage ist im Sommer sehr zu empfehlen und die Bäder sind auch komfortabel ausgestattet. Der Pool ist ein Traum und wurde 2 mal pro Woche gereinigt. Wir können an dieser Stelle nur nochmals Danke an Paolo sagen!!! Wir kommen sehr gerne wieder!

Perfekter Ausgangspunkt, um alle Highlights der Toskana zu besichtigen . Phantastisches Grundstück mit tollem Pool und vielen Extras (wir haben vor allem die Tischtennisplatte intensiv genutzt). Sehr sauberes Haus mit klasse Ausstattung für Selbstversorger. We hadden met ons gezin en oma en opa een heel leuk verblijf in het huis van Paolo! We konden makkelijk met hem communiceren en hij ontving ons zelf in het huis. We kregen een welkomstdrankje, een goeie rondleiding en tips voor winkels, restaurants en leuke plaatsen. We voelden ons meteen thuis! Het huis was zoals voorgesteld op de site. Heel ruim, met een grote, omheinde tuin. We konden zelfs nu nog een aantal dagen buiten onder het afdak ontbijten. Het was al wat koud voor het zwembad, maar toch mochten we nog zwemmen! We hadden ook heel veel plezier met de kickertafel. Het huis is heel rustig gelegen. Je hebt een auto nodig, maar toch kan je binnen het uur heel wat prachtige Toscaanse steden en de kust bereiken. Het is ongeveer 40 minuten rijden van de luchthaven van Pisa. Aanraders vlakbij zijn restaurant Toto e Peppino (lieve bediening, prijs/kwaliteit heel goed) en winkel/bakker/café Bar Gelsa (hele leuke, authentieke sfeer en lekker!). Zeker een aanrader! Dankjewel!

Paolo was a great local host, Thks Paolo ! Villa is lovely, pool clean, loads of space, we really enjoyed it. Great terrace with power blinds to help keep cool. Only negative was we could have done with a bigger coffee maker for 6 people and a sixth sun lounger. Oh, and the bbq grill only fits at one level, in the others it drops out, we had slightly ashed sausages one night!

Wunderschöne rustikale Villa in toskanischem Stil mit weitläufigem Garten. Die Villa liegt ruhig und idyllisch. Hier kommt es schon mal vor, dass ein Fuchs vorbeistreift oder ein Hase über den Rasen hoppelt. Trotz dieser ruhigen Lage erreicht man in wenigen Autominuten viele sehenswerte Städte und Einkaufsmöglichkeiten für den täglichen Bedarf. Besonders die Altstadt von Altopascio lädt auch abends zum verweilen ein. Das Haus selbst ist sehr umfangreich ausgestattet. Der Garten ist schön gepflegt und sein Pool ein echtes Highlight. Toll für einen Familienurlaub mit Kindern. Besonders hervorzuheben ist der Ansprechpartner vor Ort, Paolo. Eine absolute Perle. Er steht stets mit Rat und Tat zur Seite. Zu unseren Fragen wusste er immer eine schnelle und kompetente Antwort. Wie ein Ninja pflegte er zweimal die Woche den Pool und blieb dabei stets unsichtbar um uns ja nicht zu stören. Wir durften einen unvergesslichen Urlaub in der Villa Cerbaie erleben und kommen gerne wieder!

Sehr schöne Villa mit großem, wunderschönen Garten. Wir haben uns sehr wohl gefühlt. Der große Garten bietet auch im Sommer viele schattige Plätze. Ein großer Pool, Sonnenliegen und zahlreiche, gemütliche Sitzplätze sind ebenfalls vorhanden. Die Villa liegt sehr ruhig, aber dennoch nicht weit entfernt von Lucca und Pisa. Bien de très grande qualité avec un extérieur exceptionnel ! La piscine, les jeux pour enfants, la pétanque et le badminton permettent de profiter pleinement du jardin magnifique ! Le logement est au calme en pleine nature avec la visites régulières de lapins et de jolis oiseaux ! Le logement extrêmement propre et fonctionnel. L'hôte est agréable et ponctuel ! Paolo was a great local host, Thks Paolo ! Villa is lovely, pool clean, loads of space, we really enjoyed it. Great terrace with power blinds to help keep cool. Only negative was we could have done with a bigger coffee maker for 6 people and a sixth sun lounger. Oh, and the bbq grill only fits at one level, in the others it drops out, we had slightly ashed sausages one night!

Wunderschöne rustikale Villa in toskanischem Stil mit weitläufigem Garten. Die Villa liegt ruhig und idyllisch. Hier kommt es schon mal vor, dass ein Fuchs vorbeistreift oder ein Hase über den Rasen hoppelt. Trotz dieser ruhigen Lage erreicht man in wenigen Autominuten viele sehenswerte Städte und Einkaufsmöglichkeiten für den täglichen Bedarf. Besonders die Altstadt von Altopascio lädt auch abends zum verweilen ein. Das Haus selbst ist sehr umfangreich ausgestattet. Der Garten ist schön gepflegt und sein Pool ein echtes Highlight. Toll für einen Familienurlaub mit Kindern. Besonders hervorzuheben ist der Ansprechpartner vor Ort, Paolo. Eine absolute Perle. Er steht stets mit Rat und Tat zur Seite. Zu unseren Fragen wusste er immer eine schnelle und kompetente Antwort. Wie ein Ninja pflegte er zweimal die Woche den Pool und blieb dabei stets unsichtbar um uns ja nicht zu stören. Wir durften einen unvergesslichen Urlaub in der Villa Cerbaie erleben und kommen gerne wieder!

Sehr schöne Villa mit großem, wunderschönen Garten. Wir haben uns sehr wohl gefühlt. Der große Garten bietet auch im Sommer viele schattige Plätze. Ein großer Pool, Sonnenliegen und zahlreiche, gemütliche Sitzplätze sind ebenfalls vorhanden. Die Villa liegt sehr ruhig, aber dennoch nicht weit entfernt von Lucca und Pisa. Vielen Dank an Paolo für den freundlichen Empfang!

Erg fijn net huis,fijne koel slaapkamers dmv de aanwezige airco. Zwembad wordt goed onderhouden en is ruim geneog voor 2 families. Paolo zeer vriendelijk en behulpzaam

Bien de très grande qualité avec un extérieur exceptionnel ! La piscine, les jeux pour enfants, la pétanque et le badminton permettent de profiter pleinement du jardin magnifique ! Le logement est au calme en pleine nature avec la visites régulières de lapins et de jolis oiseaux ! Le logement extrêmement propre et fonctionnel. L'hôte est agréable et ponctuel ! Une amélioration à faire sur la literie.
