The standout feature of this unit (really the reason we chose it) is the balcony space and view. It was exactly as pictured and we spent a lot of time there- drinking, eating and just soaking in the incredible views. Felt like million dollar views. Unit itself was perfectly fine. Living space is quite small but we spent most of our time out and about exploring snd on the balcony. Location is perfect -close to the ferry terminal and the center of town. Having access to the small beach was very helpful especially during this heat wave.

Our stay in Menaggio on Lake Como was perfect for our family. The unit is spacious, well-appointed, and located right in the heart of everything, just steps from the main piazza and very close to the ferry stop, which made arriving with luggage and exploring the lake incredibly easy.The highlight of the property is truly the terrace. It has a stunning balcony overlooking Lake Como, with beautiful views of Bellagio, Varenna, and the surrounding mountains. It is honestly one of the best terraces we have ever experienced, and it made our stay feel really special.The host was gracious, responsive, and very easy to work with. The unit had everything we needed and accommodated our family of six very comfortably. We would absolutely stay here again and highly recommend it to anyone visiting Lake Como.

Excellent property! The view from the patio was truly amazing, our group spent many hours there relaxing, tanning & meals. Location is very close to ferry. We walked there several times to go visit Bellagio and Veranna. Also walking distance to restaurants & general store for anything you need. Easy check in/check out. Would definitely stay again.

Perfect location, very walkable throughout the town and the balcony and beach were amazing. Make sure you follow the instructions about turning off the lights etc or you’ll get in trouble! Plan to buy everything you need if you plan to cook, and TP if you’re staying more than a few days. Bring your own beach towels too if you can, none are provided. Inside and amenities are very basic but for the value this place was excellent, especially with the big balcony, which was really really great. The views are unbeatable.

Our stay in Menaggio was absolutely wonderful! The location of this apartment was central to the everything from the ferry, to shopping, to restaurants and to the beach. The apartment was well-appointed and provided everything we needed for a comfortable stay, including a/c. But the best part of all was the spectacular view of Lake Como...absoutely breathtaking! We spent a good amount of time on lovely terrace and the private beach just soaking in the beauty of the surroundings. From booking, checking-in and checking-out, Lake Como Holiday was extremely responsive and helpful and we were never left wondering. We thoroughly enjoyed our stay and would not hesitate to rent again in future visits to Lake Como. We highly recommend this rental!

We had a fantastic two-week stay in this apartment. The absolute highlight is the stunning, uninterrupted view from the spacious balcony. The location is excellent. Everything within easy reach. The apartment is split, with two of the bedrooms located just across the hall. This layout worked well for us, especially with older teens. While the bathrooms and furnishings are fairly basic and the electricity supply occasionally tripped if multiple appliances were used at once, these were only minor inconveniences. Overall the accommodation is very good. Less than 5 min walk to the centre. Diego and Marika were very helpful and responsive

We had a lovely stay. The location was very central and in a really great spot. The view was amazing!!! Communication was excellent. Check-in was easy, and the few times we needed something, the hosts responded to our messages very quickly. I would truly recommend this place to anyone. Just two small things... One of the beds was quite flimsy, when you sit on it, it feels like the legs might give way. And the other thing is that someone lives between the two apartments, which makes it a bit tricky to move back and forth between them and you have to be very aware of closing doors and being very quiet. But aside from those two things, the place is fantastic and central!

Great house with flexible living space. Managed OK with the parking but I imagine it would be harder in the summer - everything walkable though and we only used the car for a trip elsewhere. We didn't get the weather but I imagine the balcony must be superb in the summer - still managed to watch the boats from it most days. Restaurant to the side of the apartment was excellent!! Beds in the rooms opposite the main space are a bit firm and could do with more than one pillow as they are very thin. Would have no issues rebooking!!

Walk up apartment right on the lake. Very short walk from the bus station, and the ferry station, and the small town. Lovely restaurants, cafés, and small stores. We took the bus from Como, which was efficient, 50 minutes, beautiful views, but very twisty. Don't recommend it if you're prone to motion sickness. We took the ferry back to Como which was delightful. Management company is right next-door and very helpful for any questions about the apartment, and the town.

Our group had the GREATEST stay here! Menaggio is the perfect place for easy access to the main ferry, and less crowds than Bellaggio or Varenna. The Airbnb is a 4 minute walk from the ferry, right on the water, and is the most beautiful place we have every stayed. Perfect place for 3 couples to relax for a few days! You could not beat the access this spot had! Book, book, book!!!

Stayed here with my husband and our 3 teenagers. The set up was perfect. We had our own space in the main apartment and the kids were able to be in their own space across the hall. The views are spectacular. The AC works great. WiFi is strong in the main apartment but weaker in the smaller bedroom space. The apartment is clean and has all the kitchen amenities that are needed. I appreciated the full sized coffee maker. Hosts are responsive on chats. This apartment is very central to everything in Menaggio. And the ferry is very close for getting around the lake. It was a wonderful stay!

Location in Menaggio was excellent. We were 2 minute walk to the main plaza where many restaurants and shops were located. We were a 3 minute walk from the ferry port which made it very convenient to travel to the different towns located around Lake Como. Apartment was clean and had updated appliances. We booked Tosca 3 which is a 3 bedroom unit where the master bedroom, bath and kitchen faced the lake with a fantastic patio. The other 2 bedroom were across the hallway and faced the street with a small balcony. This unit was in need of some minor repairs. 1. the shower enclosure doors would not stay on the tracks, the toilet lid is broken. Wi-fi worked on the lake side but did not let you get to the internet on the street side apartment. These were minor inconveniences and did not adversely affect our stay. However, for the price paid and the statement that wi-fi was included this was a disappointment and minor irritant. Fixing these items would be a minor cost and greatly enhance future stays.

Property has a great location, near the pier, supermarkets and restaurants. It also has a balcony with an amazing view of Lake Como, where we had dinner and breakfast. Rooms were nice and clean. No interaction with host, just needed the key from a rental store near the building.

We took two of the TOSCA apartments for a family trip. We found the booking process easy and the property was in a really great position. It was very easy to find the building and the staff downstairs were helpful and kind and made checkin very easy. We also appreciated the suggested day trip schedules and that we were allowed to leave our bags with the office after checkout

Pros- Truly beautiful view of the lake from the main apartment, 2-3min walk to ferry and town center. We were able to check in an hour early and store luggage in the main office next door. Air-conditioning works. Good value for price for a Lake Como summer. Cons- No wifi in rooms across the hall (and when brought up to property owner they stated “it normally works” and did not help further). Broken bed in twin room, thin sheets, thin scratchy towels and charge 5Euros per additional towel set.Notes- it’s actually 2 apartments with 3 rooms. Multiple bugs and mosquitoes but not necessarily property’s fault.

My family traveled here with our friends for our first time visiting Lake Como. The apartment location was great being walkable to the bus and the Menaggio ferry. The balcony area was really great to have especially in the afternoon when the sun sets behind the building so it’s shaded and quiet. The apartments were clean but the couch is quite stained. The beds were extremely firm and uncomfortable and the bed frames very squeaky. It was hard to move in the bed without waking up the person next to you. Honestly they were the worst beds we slept in during our 24 days of travel. The beach area was quite full of debris and there went any chairs as in the photos The apartment host is a rental agency and it shows on how the ammenities are treated. We were given one roll of TP per bathroom and no extra. While there is a coffee maker there are no filters for it and when I asked about it I was told to “source my own” but the local stores don’t carrie them so the coffee maker was useless

The terrace was the main reason we rented this space, so that was great, but there was no shade or umbrella and no furniture cushions, so our time was limited to only when it was later in the day and the sun was setting. It should also be noted that there is only one plug to plug in the iron, toaster and coffee maker, the couch was also stained and there were no paper towels, and only one roll of toilet paper.

The view from the apartment was beautiful and the children enjoyed having their own beach to swim from. These factors compensated for other issues within the apartment. We found it very poorly equipped for 6 people with respect to crockery and glassware making it necessary to wash the dishes after every meal. There was no plug in the sink to hand wash dishes. The furniture and fittings were old and dilapidated, especially in the bedroom and bathroom. We were aware that two bedrooms were separated by a passageway, but we were not aware that this passage also led to a permanent resident's apartment who demanded that doors to the passageway remained closed at all times. This would have been a difficult situation if a family with young children had rented the apartment. The photos of the apartment that were on the website did not match the apartment - different coloured walls and furniture. Had it not been for the excellent location we would have been very disappointed.

Clean & tidy apartment in a beautiful location. The view from the balcony is amazing & so peaceful. Be careful when entering the apartment as it is split into 2 across a hall way, with a door in between. Whatever you do, don’t mistake the middle door as one of the apartments. You will awake the beast. All in all, an amazing trip and would 100% recommend.

The apartments were big and one had an incredible view of the lake. The process to locate the unit wasn't very good and the keys to the apartment weren't in the lock box indicated in messaging. The check-in procedures should be updated to be better coordinated among the different people at the company.

The view was incredible! Very clean and staff downstairs was super helpful. Loved having a common space for two families. Would only change one thing … two of the bedrooms were across a shared hallway. Would have been great if it were truly a three bedroom apartment.

Nous avions réservé l’appartement Tosca 3 pour sa localisation, la vue et la terrasse. Sur ces points nous n’avons pas été déçus. L’emplacement est idéal, proche du centre, et surtout de l embarcadère. La vue sur le lac est époustouflante et l’accès à la plage permet de se rafraîchir après une journée de marche et de visites. Néanmoins déception sur la qualité de la prestation au regard de l’annonce et des photos : mobilier vieillissant (tâches notamment sur la table de la terrasse, coussins des transats élimés et tachés) solidité relative de certaines chaises, équipement de cuisine sans rapport avec la capacité du logement (7 couchages avaient été préparés mais seulement 6 verres, 6 mugs et 6 couverts…). La propreté était relative (papier sous un des lits, bouchon sur le balcon côté rue, cheveux dans la salle de bains) Nous avons passé d’excellentes vacances car le lac de Côme est magique, que l’emplacement du logement a simplifié nos déplacements et que la vue nous éblouissait à chaque heure. Etant trois nous nous sommes adaptés et nos critères déterminants étaient réunis. Mais la qualité de la prestation est inférieure à ce que laisse croire l’annonce et au montant du loyer. Les échanges avant l’arrivée étaient simples et réactifs. Quelques jours avant l’arrivée nous avions donné un créneau horaire indicatif que nous avons rectifié en fonction des nombreux bouchons. Nous avons donc été étonnés de l’accueil un peu froid à notre arrivée à l agence 10 minutes avant la fermeture nous reprochant de ne pas avoir avisé de notre retard. Cela ne nous empêchera pas d y retourner à l’occasion d’un autre séjour sur le lac de Côme, car nous y étions bien mais nous avons été un peu déçus en comparaison avec l’annonce

The location is amazing, and having its private beach was special. The balcony was the best bit. Close to ferry and centre of town, with easy access. The space is a good size and worked well for a family of five adults. As it is split over 2 apartments I would not recommend it for a family with younger children. Unfortunately for us, we discovered that the washing machine was broken and they were not able to repair it during our 5-day stay, however, there was a laundromat across the road.

The location was very good, near the main part of town as well as the ferry terminal. Terrace on the larger unit was a highlight. Both bathrooms could use some considerable upgrading, however, especially the across-the-hall unit. That old shower stall was surprisingly missing a panel making it difficult to take a shower without splashing water over the floor. The WiFi signal was extremely weak and hardly useable. We reported both these issues to the rental office upon our arrival and nothing was resolved by the time we checked out a week later. These were basic problems we should not have encountered with the price we paid.

The apartment is all about the location. The lake side part of the apartment is nice, the bathroom could do with a little updating but nice overall. The other apartment with just the bedrooms is roadside and pretty dark so depends how important this is to you! Overall the location is the selling point as the one side is right on the lake.

Im Prinzip war die Unterkunft nicht schlecht, aber es fehlten verschiedene Sachen. In der Küche gab es nur 1 Geschirrtuch und drei Schwämmchen aber kein Putzlappen oder ein Handtuch. Auch gab es keine Liegen auf dem Balkon, sowie auf den Bildern. Es gab nur für 2 Personen eine bequeme Sitzgelegenheit (2er Sofa). Die Bettdecken waren für den Sommer gedacht(nämlich sehr dünn) und es gab keine zusätzliche Decken. Da es kalt war (die Heizung war abgestellt und die Wohnung nicht vorgeheizt) haben wir nachts gefroren. Der Eigentümer der Wohnung hielt es nicht für angebracht Extradecken zu organisieren. Die Agentur Lake Como Holidays konnte uns am zweiten Tag aus privater Quelle Extradecken besorgen. 👍 Bei Nachfrage wurde uns gesagt mit der Klimaanlage zu heizen. Daraus ergab sich folgendes Problem: bei eingeschalteter Klimaanlage oder Geschirrspülmaschine konnte man keine andere elektrische Geräte (Kaffeemaschine oder Wasserkocher) einschalten. Es gab dann einen Kurzschluss.

Great Location Lacking Comfort The adage ‘Location, Location, Location’ describes the high point of This property. The apartment is convenient to all of central Menaggio including the ferry station. The apartment includes a lakefront terrace with great views of Lake Como, despite the abundance of terrace furnishings, none were comfortable. Nearby parking is available The friendly staff greeted us upon arrival and we had quick access to the unit. The accommodations fell short in many respects. The photos of the property do not completely depict reality. Hostel grade furnishings with very limited places to comfortably relax after a full day of tourism were a significant disappointment (e.g. no club chairs, cot). The bedrooms had similar spartan furnishings and limited space. The bathrooms were a challenge. While all of us are of average size, the showers are limited in size. We were provided one, thin bath towels each. The kitchen was updated, functional and included a washer. Normally provided AirBnB supplies - dish soap, basic cleaning supplies and other items - were not included. Also there was no booklet or instructions on how to manage the property or utilities or information on local places / restaurants/ etc. While we enjoyed our Lake Como stay and plan to return, we would not choose this property again. If you are looking for central convenience alone, this is the place to stay. If you are looking for location and comfortable accommodations, look beyond this specific unit.

Great location but be warned there were several issues with the flat that didn’t ruin our stay but were annoying (electrics kept tripping, rickety kitchen, mould in shower, inadequate sun lounger cushions). Could be amazing if owner invested a bit of money.

We would give this rental a 5 out of 10. I’ll start with the positive: the view from the balcony of lake como is breathtaking, and the location of the apartment in Menaggio is great - very close to the main square with shops, restaurants and supermarkets. Both sides of the apartment were clean and the building felt secure. The kitchen was pretty well equipped except no bread knife which would have been a welcome addition. That said, we were disappointed by quite a few things with this rental. First, when we arrived there was no electricity running in the apartment and so the apartment was hot and the refrigerator and freezer had puddles of melted water which we had to clean out. We called the property managers who responded quickly and showed us how to flip the electrical circuit board. We soon learned that the electrical circuit board simply could not support the apartment and it kept tripping. For example, if we had the AC running we could not run the dishwasher or the washing machine at the same time. You could only run these one at a time and only if the AC was off and you were not boiling the kettle. Second the AC in the lakeside apartment bedroom did not work properly. It would turn on but not cool the room well resulting in hot nights. Third the Wi-Fi was pretty weak - only one of us could check email at a time and you definitely could not stream movies. Fourth, the male neighbor next door was not very friendly at all and shouted at my 9 year old daughter when she was struggling to open the door with the key, making her cry. He later apologized to her but it really put a damper on our stay as we felt we had to tiptoe around the building constantly. Fifth, there was a strange and loud sound that seemed to come from the street side apartment bathroom periodically through the night. Sixth, the black out shutters on the left French windows opening out into the balcony in the lake side apartment were broken (before we arrived) and so were closed the whole time which blocked our view of the lake from the living room. For the money we paid we didn’t think this was worth it. We’ve stayed in many airbnbs all over the UK, Europe and USA in the past few years and we usually have a great experience. This was one of the most disappointing experiences we have had.
