The views are incredible! As well as the outdoor area. It is in a quiet location close enough to Menaggio to walk but the hill is steep coming back up (the bus c13 will bring you most of the way). The villa was spacious for our party of 8 and generally well equipped and appointed. The village of Loveno has a great bar trattoria (magnolia) just 5 minutes down the hill.

We had a lovely stay, but I think the description of the property needs to be updated. The shared pool is a difficult walk up about 8 flights of stairs, and the entry to the villa is up a very steep road (what more can you expect from a villa with those views? just mention it in the description). We did however love the stay and will go back to Menaggio at some point. Paul, Clare, Lucy, George and Judy.

We had a wonderful time staying at Villa Panoramica. The villa is beautiful and has stunning views. The villa is delightfully perched above Menaggio. (It is a steep 20 minute walk down to town, but a longer return). And the location worked extremely well as a base for our family to explore the Lake Como region. The kids enjoyed the shared pool (located up and behind the villa), and all of us enjoyed the tremendous views. The doors and windows open capably and kept the place comfortable in the summer heat. We would happily rent the place again.

The team at happy holidays were very customer focused, cheerful and helpful particularly when we needed help with transportation around extending our stay in Menaggio. August 2016 We had a wonderful time. I particularly liked watching the sunrise and sunset over the mountains. Our daughter loved Jungle Raiders. It would be helpful to say which restaurants are within walking distance. Chez Mario and La Vecchia Magnolia were both excellent, as was the home cooking service. Peter, UK

Incredible views. Finding the unit was somewhat challenging but once there, this led to a quiet and very private setting. Getting the keys was easy and the gated parking and private garage made us feel very safe. We really enjoyed the outdoor furniture and spent a lot of time on the patio. Other highlights were the kitchen and eating area and the washing machine which worked great. The unit is very large with lots of space over three floors. The elevator was very helpful given a lot of steps in the unit. We did have a problem with an ant infestation. The property managers responding by providing us a can of bug spray. We were disappointed by the sparseness of bedroom furniture which included only a bed, and the general absence wall decor which made the unit feel cold, sterile and un-welcoming. The few paintings in the main living area were colorful, but the subject matter which included a painting of a handgun and two pictures of nude, dancing women, seemed inappropriate and in poor taste. Overall, the accommodations were acceptable, but at that price, we were expecting a higher quality experience. The view is incredible.

Where can I start, what a breathtaking and beautiful place Lake Como! And this beautiful property on the hill above the lake has truly remarkable views. No wonder it is called "Villa Panoramica". Unfortunately for people saying there and for the owner of this villa Lake Como Holiday property management is doing a really poor job. The information and direction to the property was detailed and it was easy to find. We arrived in the late afternoon, party of 7. This property has 3 separate floors with stairs and inside we found Wi-Fi card showing three separate wifi router information for each floor, which totally makes sense. Once we opened our phones we realized there was only one wifi available in the entire villa with signal so weak you had to sit next to the router just to have internet connection. Nowadays this is just simply unthinkable to have remote villa without internet. My solution to this was to purchase high speed cellular service for everyone in our group. Unfortunately first day we were there it was raining so we had to stay in the villa looking at incredible views and decided to turn on the TV. There was no service there at all. I'm not even talking about english programming, not even local Italian television service was available. And most importantly after we checked in and looked around I couldn't find the pool which was so prominently featured on the property photos. So I called 24 hr emergency hotline number that was given to me along with check in instruction. George answered the phone and told me he would send me password on Whatsapp to the only wifi available in the villa (there was no information how to connect) and explained that the pool is shared with 4 other properties and it is above the property and you'd have to take the stairs up. We did go to the pool that was very nice but my parents who were traveling with us couldn't go there as the stairs are just to steep and the staircase is quite long. I'm writing all this down so people thinking of renting this villa in amazing location are aware what they are getting. Finally, on the second day when sun started to shine we started to notice the condition of the villa, which I believe was really done beautifully one time with all the high end appliances and features. Cobwebs in the corners, piles of dust under the beds, etc. One word - disappointing. And then came Sunday night, we get home from beautiful day at the lake and there is no electricity in the villa. I called all the numbers I was given to the management company along with 24hr hotline - no answer. So from 9 pm on Sunday until someone showed up around 1pm on Monday afternoon we were without any electricity. I complained about dirtiness, lack of workable internet, no TV and day without power - they just don't care. Positives: Absolutely breathtaking and amazing views onto the lake. Excellent showers with plenty of hot water for everyone. Minutes from Menaggio city which is right in the heart of Lago di Como. I would love to highly recommend this villa but I just can't. Our experience there was subpar and for the amount of money that we paid I expected much more

We enjoyed the villa! Our favorite restaurant was La Baita. We also liked Barcola. Did not have a bad meal out. We liked Ristorante La Madonnina in Domaso as well. Thanks for your service. Once we found the office and new where to park, things turned out well. The boat rental is well worth it.

We did have a great time in Lake Como. The house was in a great location and we enjoyed our stay there. In addition all the staff were very friendly and helpful.

The magnificent view cannot be taken away from this property and a well equiped kitchen. However the cleaning standard of the house left some to wish for, and made a bad first impression
