The check-in process was terrible. The directions should have been provided at the time of booking so we could print the paperwork.We arrived via bus on a Sunday and had difficulty finding the office, which was closed. The property was up a very steep hill and no taxi was available. As senior citizens, we had a hard time hauling our heavy luggage up the hill, a couple flights of city stairs then 4 flights of stairs in the building. This should have been noted in the advertisement. The Wi-Fi was out 2 days which was a HUGE inconvenience.On a good note, aside from noted issues, the property was perfect, and the view of the lake was SPECTACULAR!

We loved everything about this stay! It was all clean, spacious, incredible view of the lake, close to everything in town, including the ferry, grocery, restaurants, beautiful walkway along the lake. Plus the advantage of getting all our daily steps in with…all the steps!

This place is great - walking distance into Menaggio town centre, the ferry, and it boasts incredible views! The apartment itself was comfortable, perfect for a group of 5. The check-in process was a little confusing for us, as we were new to the area - it would be great if there was a lockbox for keys that we could’ve used to collect and drop off instead of having to walk down to the estate agents. Also, it’s worth mentioning that if you have accessibility requirements, you have to walk up several flights of stairs to get to this apartment. Overall, the property was a great find and perfect for our trip, I would highly recommend staying here! Definitely go to Pizza Lugano, which is a short stroll down the road, for the best pizza at affordable prices!

The apartment was just a five minute walk to the village of Menaggio. Beautifully presented. The check-in was easy because we arrived during business hours to collect the keys, and check-out was an easy key dropoff into mailbox at the front of the business. Communication was also easy.

The view, wow! Perfect for evenings chilling and just soaking it all up. A generous space, great for a family of 6, 8 would still have room as well. The games in the cupboard were perfect for our kids to enjoy. Thankful for the fans as the days were quite hot and without the fans the heat in the day would have been unbearable!

Amazing views from this property. As a family of 5 we had tons of space. Was nice to have a dedicated covered parking spot. We had a station wagon but would not have wanted a bigger vehicle as the parking space would not have allowed for much bigger.

I came with a group of friends, all in our 20s, check in was easy and the property was awesome. Super clear and easy instructions about checking in, how to get there, etc. Super quick, easy, and painless. Definitely a quirky old building with interesting layout but it worked well for us, we had a fantastic stay :)

July 2017 We had a lovely stay at Bella Mennagio Panoramica. The apartment was spotlessly clean and in a great location. The only thing I would ask for would be a kettle to boil water. But all else was great! Laura, UK

Location and view great. Welcome food box. Free parking in garage. Kitchen equipment. Possiblity for late check in (we come at 3:00am) and check out (05:00am). Remote check in.Apartment is big and easily can be used for two families with childrens. Please advised that there is no elevator and apartment on upper floor.

A nice department with a great view over the lake. The location was great with walking distance to restaurants and supermarket. The appartment was ok but the extra bedroom with the two small beds was in a poor condition.

The apartment is located close to town with an amazing view from a lovely balcony. It was quiet, even though it is off of a busy road. The view from the bedrooms is very pretty also. There were no dish towels or paper towels provided which made doing the dishes difficult. The shower did not drain properly, so showers were taken while standing in a few inches of dirty water. My daughter was locked in the bathroom for a while, because the lock and latch is very fiddly. We almost had to call the emergency number, but she finally figured out how to unlock the door. Be careful when locking the bathroom door with the shower! Fans were provided for every room, which made sleeping at night bearable - but with no AC and high temps, it was very hot and uncomfortable in the apartment so keep that in mind if staying during hot weather.

Enjoyed the stay, the place is spacious and accommodated six adult travelers adequately. Pros: the view is spectacular, and the town of Menaggio is quieter than Bellagio if that’s what you are looking for. Cons: The two single beds are in a room with low ceilings and no windows or AC so in the summer it’s very warm and stuffy. The walk up the hill is very challenging with rolling bags, and not great after a day of hiking however without bags it wasn’t terrible. Truly made up for by the view and the space overall, we really enjoyed our time.

The location was great. Loved the view from the patio. Kitchen was well stocked on equipment, but lacking supplies like a sponge and dish towel. The hair dryer did not plug into either of the bathrooms’ outlets. The description said penthouse, but they did not specify that there are 5 flights of stairs we were okay, but some might not be. The bedroom with twin beds is tucked into the eves this really only tall enough for kids.

Great location on Lake Como. Less touristy then Bellagio but with just as much character. Short walk to restaurants, shops and boat rentals as well as the ferry. Checkin would’ve been a bit easier at the building site but understand the logistics would be more difficult to coordinate (you’re most likely getting there by car so it wasn’t the easiest place to stop and get the keys). Good supply of towels and place was clean; view off balcony makes us want to come back!

the apartment has a wonderful view over the lake and Menaggio. The location is also pretty perfect. we felt very comfortable during our stay. Anyhow, i have to say, the overall cleanliness was bad. It looked quiet filthy and dusty. But we had good contact to the local agency and found a solution.

We loved staying in this apartment in Menaggio. It was a little challenging to find the correct apartment at first because the directions weren't very accurate. It was light and bright and well equipped. They forgot to give us bathroom amenities but fixed the problem as soon as they knew about it. There are a lot of stairs which we knew going in and was fine for us. Just a warning if that could be a problem for someone wanting to rent the apartment. So great having a parking spot! Such an easy walk to and from town!!!! We even enjoyed a couple fresh figs from an outside tree. We would stay here again.

The apartment was spectacular, especially the view from the terrace! Although no AC the fans greatly helped and were in each room. There are 75 steps to the apartment after walking up a hill from the city center (10 minutes each way). This is not difficult but should be mentioned. Not fun to bring luggage up though. It was much appreciated to have the croissants were very nice and the prosecco was fantastic! It would have been great to have bottled water. Also there were no paper towels of even a sponge to wash dishes with. Complaints were Management Office issues: -Procuring Keys, the directions from the Ferry were 'upside down' on map when one reads a map as North is up (right turn) and south is down (left turn) -directions to property had no street number listed (had to look at photographs. -Key to gate was not at the Gate but on the road leading into property (this should have been mentioned). -The actual Key to apartment was not the one told to me for the front door, thank goodness the proper key was on the key chain! -The actual front door was not the one of three doors that was on the right (marked on photograph), but on the left.(minor of course, but after all the other issues, this was another irritation) -wifi was not activated even though I asked for wifi info at check-in. I had to wait until the next day and walk down to office where it was flippantly mentioned they would "reup" the wifi. Why wasn't it done when I checked in for the week? This was extremely inconvenient as i had family coming and could not contact them unless I was at a restaurant.

La température dans l'appartement n'est pas descendue en dessous de 30°, heureusement qu'il y avait plusieurs ventilateurs. Sinon appartement agréable, en particulier la pièce principale. Parking couvert appréciable (véhicule au frais) mais très difficile de s'y garer (poteaux imposants très mal situés). Cage d'escalier très propre. Accueil à l'Agence Parfait. Nous reviendrons volontiers dans cette très belle région

Can I say a big thank you to all your staff at the office in Mennagio. From the moment we walked in the office and each time we visited they were all very pleasant and very, very helpful. Equally any enquiry I made pre arrival was again answered promptly. The property itself was very good. Its location was spot on, it was clean, tidy and the furnishings etc were excellent. If you have any questions of the points mentioned below – please let me know. • Communication whilst selecting a property and following our booking was excellent – we were given clear instructions regarding the pick-up of keys and tips for our stay. • Members of staff in the office were friendly and welcoming and the lift to the property was very much appreciated. • The property itself is excellent and much larger than it appears in the photos. We really enjoyed using the terrace and dining areas and found the apartment to be well equipped. • The location of the property is great – only a short stroll into town. However, it can be hard to find from the road if travelling by hire car or taxi and, as such, some sort of signage on the external gate could be useful. • When we arrived at the property the terrace was dirty following bad weather, however, this was quickly resolved by the cleaning team within an hour of arrival. My family and I have enjoyed a great holiday this August in Menaggio! Our holiday apartment had some truly great lake views and the balcony was just fab for alfresco dining! We all felt really comfortable in the apartment because it was just so spacious and modern. Its location was also very convenient for us, being just a 2 minute stroll from Menaggio town centre. There was great variety of supermarkets, delicatessnes, shops and restaurants to enjoy in the town and its pretty lakefront led to a great outdoor Lido and also to a ferry port. The town was a great place for a self-catering stay and we were just so close to the attractions and activities! There was tennis, watersports, kayaking, swimming, golf and hiking to enjoy..and that's just for starters! Truly a beautiful and fun family holiday!

We had a tip off from some friends who enjoyed a holiday on Lake Como in 2011 and so we decided to try it! We were not disappointed, Lake Como is just beautiful! We stayed in the central lake in a very pretty town called Menaggio. The property was located in a small gated residence just 2 minutes walk from the centre. The apartment was very spacious and modern throughout. Freddie and Sam loved their twin bedroom and my teenage daughter enjoyed the luxury of her own double bed! My husband and I were very impressed by the large open plan living area and the lake view terrace. All the fixtures and fittings were modern and the bathroom even offered a jacuzzi which was fab! I'd recommend this holiday home for families and groups. The only thing i'd say is its on the top floor, but as my husband assured me that comes with renting a penthouse! Its very convenient for reaching the shops, restaurants, Lido and ferry in the town and we found reaching Bellagio and Varenna a breeze. The holiday home management office is also in the town and they were happy to help us with our queries whilst we were there. Thank you for a fab holiday!

We truly enjoyed our experience at Lake Como and Bella Menaggio! We have wonderful memories of our time there. Our visit was in the middle of a 2 week tour of Bavaria, Italy, and Switzerland. Our first full day we went on the "fast boat" down to Como. We enjoyed the ride down as it gave us a chance to see the villages on the "Como" leg of the lake. Once we were in Como we took the bus up to Brunate and had lunch at Antonios' place (I can't remember the name of the restaurant, but Antonio is the owner and he's so friendly!) It was an outdoor cafe with wonderful vistas of the lake and homemade beer and wine. We hiked around Brunate and then rode the bus back down to Como and took the fast boat back up to Menaggio. We walked on the promenade to Red Bay and had a wonderful dinner~right on the water with a beautiful sunset. The next day we took the mid-lake ferry over to Bellagio and had a tour with Bellagio Water Taxis (Luca and his wife Jennine). Luca took us in his beautiful wooden boat to see some of the famous Lake Como villas by water. He narrated the whole time and then dropped us off at Villa Balbianello for a guided tour of the villa and gardens. After our tour he took us back to Bellagio and we had lunch at a wonderful outdoor cafe on the point in Bellagio. After enjoying the shops of Bellagio, we took the ferry back to Menaggio and ordered pizza from Lugano's right down the street from Bella Menaggio. We enjoyed watching the chefs spin the pizzas and throw them in the air while we waited. We took the pizza back to Bella Menaggio and enjoyed pizza and wine on our panoramic terrace as we watched the sunset. The third day we rented a private boat right from the waterfront in Menaggio to go exploring on our own. We wanted to explore the Colico end of the lake. When we first started out, the waves were too big to try to go north, so we headed south for a little bit. Then the lake seemed to calm down somewhat, so we decided to head north. By the time we got up to Colico, the lake was so calm it was almost like glass. We are so glad we were able to go up there. The scenery was amazing and there was a sailing regatta which was fun to watch. We enjoyed snacks and drinks on the boat and then returned to Menaggio. We explored the shops and had dinner on the terrace at Il Ristorante (very popular place~I had to make reservations the day before!). We enjoyed another gorgeous sunset and watched the moon rise from the waterfront. Bella Menaggio is a wonderful property. There was plenty of room for our family of 5. Our 16 year old enjoyed having his own room, and our two younger children loved their huge "hidout" with the 2 twin beds! The skylights, windows and sliding door make the home so bright and cheerful. We kept the skylights and windows open and enjoyed the constant cool lake breezes. Having a washing machine was so helpful! And it was so nice to have a kitchen~every morning my husband and I walked down to town and visited the bakery for fresh pastries. The kids looked forward to our return to see what wonderful treats we would bring home! And it was so nice to be able to park the car and never use it! We walked everywhere~no need at all for a car! Thanks so much for everything. I hope someday we will be back and I won't even look elsewhere to find a property! I'll come directly to Happy Holiday Homes. You were all so helpful from the first enquiry I made all the way through check-out.

We loved our visit to Menaggio and the property Bella Menaggio had the most beautiful view of the town and the lake. It was our second last stop on a 5 week tour through France and Italy and we had the pleasure to stay in many beautiful apartments. We had a wonderful time and really enjoyed your town. We visited both Varenna and Bellagio and had exceptional meals and service there also. Bellagio – we ate at Bilicus and had the wonderful risotto with fish of the lake – fantastic! We also ate at Bar Il Molo at Varenna – fantastic bean soup and asparagus risotto. We also enjoyed the great pizza, bitello tonnato and fritto misto at La Trattoria in Menaggio, not to mention a great meal at Restaurant Bella Vista on the lake Our kids loved the Lido and we reordered the margherita pizzas twice!!! Thanks for a wonderful time – we hope to be able to come back and visit again someday.

We had a most wonderful time at your beautiful condo.  We were two couples and the condo worked out perfectly for us.  The view was magnificent and the access to the village and ferry was great.  The only negative we would mention is that there was no indication in the description that we had to climb so many stairs within the property.  We probably would not have taken the property had we known that.  It was a great difficulty on one of our party, but we managed because we were there.  I think it would only be fair to mention that for some infirm folks who would not be able to make the climb. We had a few questions (working of the clothes washer, garbage disposal) and went to the office and all was taken care of - everyone was extremely helpful and kind. We went to many restaurants in Menaggio and must say that all were wonderful.  It was so easy to take the ferry to Varenna and Bellagio.  Restaurants there were equally enjoyable.  We enjoyed driving down to Tremezzo to visit Villa Carlotta and had a lovely day trip to Lugano.  It was a perfect holiday - our weather was beautfful (it rained the week before we came and it started again the morning we left - we were blessed). This property had some great things—the location, the spaciousness, and the relative quiet at night. Our family of 6 fit just fine here. However, there were a few disappointments. We never had WiFi there—we tried to reach management but we did not hear back from them for our stay. They later told us the WiFi info was on the router—it was not. Also, the beds lacked basic bedding. We were cold, and unable to figure out the heater, and the bedding was insufficient. Also, two of the bedrooms had very low ceilings. Some of us bumped our heads regularly. We expected quirky accommodations, and we were grateful to find a place that could accommodate 6 of us, with two good bathrooms (only one shower though), but we were dissatisfied overall with the inability to reach someone and get help with WiFi and keeping warm enough. We wouldn’t stay again.

We arrived and there was a maintenance person fixing the leak under sink. No dish soap provided for daily dish cleaning. Needs a paint job. No Internet. There was a lot of mold in the bathroom with the shower, they fixed that. Wifi was never fixed. Too many stairs and the hall lighting was not available at the top of the stairs, only at the bottom. Too many un working light switches and in odd places. Diego was very helpful with taxi and early check in.(held our luggage for the afternoon.)

Our family of 5 adults and a 17 year old stayed for 5 nights. The living/dining/kitchen area is very large. There are 3 bedrooms although two had low sloping ceilings where less than half the room allowed a person 5 feet tall to stand up. The washer was very useful. The best feature is a terrace with a table for 6. Each morning eating breakfast there provided for eastward views that were inspiring. There is an extensive array of kitchenware. Initially we were provided with only 3 rolls of toilet paper total. However, after a call to the office, we were provided with additional rolls the next day. If you want to hand wash dinnerware and utensils you’ll need to bring or buy liquid detergent. Detergent tablets were provided for the clothes washing machine.
