Amazing property! The waterfront balcony was beautiful and was such a great location. The space was super clean when checking in and had all the amenities it promised! It was in such a good location and was conveniently located for a short walk to the ferry port for Menaggio! Amazing property and would 100% recommend for booking!

Perfect location and close to ferry with stunning views. Fit 6 adults with ease and the bathrooms were very nice. Place kept in great condition with the host reachable with any questions. AC works very well in living room, but no units in bedrooms caused them to get a little hot during warm days. We had a couple small fans that did the trick in the bedrooms

Beautiful location right on the water. Walkable to ferry and village center, close to many restaurants. Property office on street below for easy check in, checkout or any issues & host very responsive. Older property some minor late night noise issues with guests above, and traffic noise. Washer was very useful. Appreciated the nice goodie box and bottle of vino🍷😊.

We loved staying in the apartment. It was convenient to the ferry, a close walk to the town square and restaurants and the view was stunning. We also appreciated our welcome bottle of wine and our box of assorted goodies. The apartment was comfortable however, the front bedrooms were very dark and there was street noise at night. It was different to prepare a meal in the kitchen due to a lack of utensils, condiments and a rack in the oven. Saying all this we feel the pros outweighed the cons and we would recommend it to friend and would stay here again.

Apartment was perfect - great location near the centre of Menaggio (2 minute walk) and such an amazing view. Collecting and handing back the keys super simple too from the place right next door. Would definitely re-book !

Super view - surely one of the best on the lake. Really close to Menaggio centre (2 minute walk), Boats, ferrys and buses easily available too - we hired a car but didn't need it apart from a few day trips and there is parking in town. Would recommend

We were there 2 very busy days so we only got there to sleep. It’s a little warm since no AC but it wasn’t too bad. We didn’t cook or did anything else. Just take showers and sleep. It was great.

Location of the apartment is excellent, just on the lakeside and very close to center of the Menaggio and ferries. Tosca 2 is perfect for 4-6 persons. Lake Como holidays performed very well ín finding us a new apartment (Tosca 2) as the original reserved was not at all as indicated. Thank you very much Marika & team for very good work.

This was the perfect location in the most wonderful town. Easy walking access to ferry, restaurants, grocery and bakeries. We loved it here so much we asked to stay an additional night. The balcony was our favorite spot. We loved hearing the sounds of Menaggio. The motorcycles are noisy at night on the weekends as we kept the windows open but this location was perfect. The host was so kind to come help us when we had a small issue and we enjoyed his helpful knowledge of the area.

Listening to the water lapping on the shore was the icing on the cake. Great location, walkable to so many things, including the ferry to the other towns. Good restaurants near by. Beautiful little town.

Beautiful view from kitchen and living room. Nice to have 2 full bathrooms. Used washer often. Noisy on road side. 5 min walk to ferry. Kitchen had no towels. No extra towels.

Everyone loved Menaggio and this place was right on the lake. We walked downstairs and were in the lake. The town is small and everything we needed or wanted was right there.

Great views, loved the easy access from the ferry which made the location particularly good for visitors without a car. The bedroom with twin beds is very small and would be better for children but we did ok. Fans are provided which we really appreciated. Staff in the office were wonderful and very helpful.

Perfect for our family of 6. We travelled with 4 young kids so having a private beach was great. It’s just a short walk to the main piazza with restaurants and a great gelato shop. And it is right down the street from the ferry stop so hopping to Bellagio and Varenna was very easy. The property management office is next door so they were very helpful when a storm knocked out power and the stove. They even helped carry our bags to our room. Would recommend - you can’t beat the view!

Apartment is next door to the agents office which is really handy. I think there’s a key box if arriving/departing outside opening hours. We had an issue with toilet and they popped round and fixed directly so good responsive service. We found the apartment well appointed and clean. The apartment is in a great location, with super restaurant next door a bonus and balcony overhanging the lake. Sitting on the balcony is a treat anytime of the day. 2 of the bedrooms have windows on the road side of the building which can be noisy if you sleep with the window open.

For the view and location you can not go wrong. Seriously, the best location on lake Como. Big apartment with amazing views. 2 bathrooms 3 bedrooms and a wine opener, you really need nothing more. The town of Menaggio is amazing and anyone will love it. There is a little grocery 3 min walk from unit. Boat rental and boat tours 3 min walk the other way. Ferry is 5 min walk away. Several restaurants within 5 min walk.

great place with fantastic view. Well equipped too. close to town and the ferry. Italian government won't let its residents turn on heat until late October. That should have been in the ad, or maybe I should have known. 51 degrees inside the first night, but we bundle up and slept like babies.

Stunning view. Wonderful staff. Convenient location. Only advice would be to not visit at the end of November, as nothing is open. However, if you want a laid back vacay with an amazing view, this is the place.

The 2 of us were travelling through northern Italy by train, so we wanted to stay somewhere within walking distance of the ferry...and preferably with a lakefront view. This unit was perfect on both counts: a 5-minute walk from the ferry and a huge picture window looking over Lake Como, Bellagio, and Varenna. It wass fun watching the ferries and boats come and go. One afternoon it rained, and we simply relaxed in the apartment enjoying the view.The unit is also about 2 blocks from Menaggio's historic district and restaurants, and there's a supermarket nearby too. While the unit is clean and the view is stunning, it is sparsely furnished with some rather beat-up couches and tables. There are two living rooms. The interior room, with no windows, has seating for 5 and a TV. The other room, a combination living room/dining room/kitchen, is very large and bright. It also has seating for 5 plus a dining table seating 6. The balcony now has 4 wicker chairs and a wicker bench. The two bedrooms with twin/king beds face the street, near a traffic light, so there's some traffic noise, although this dies down at night (this is Menaggio, after all, not Milan). I used a white noise app on my phone which helped. The dark red curtains do a good job blocking light. The third bedroom has two somewhat uncomfortable twin mattresses and no window--there are some glass blocks in the wall between the bedroom and the larger living room. It would be fine for children but probably uncomfortable for adults. We didn't cook in the unit, so we can't really comment on how well the kitchen is equipped, but if there's something you think you'll need, ask before booking. There is no microwave; there is an American-style drip coffeemaker. One bathroom has a washer, iron, ironing board, and drying rack. The unit is directly over the property manager's office, and the staff were very helpful with advice about the unit and the area. The check-out list says to put trash in the "bins." We found out these refer to town recycling bins a block away. While you're in Menaggio, check them out so you know how to sort your trash, and allow time to take the trash down there before you leave. Altogether we really enjoyed our stay here and highly recommend this unit for the location, view, and service. But if you want a place that's nicely furnished, you may want to look elsewhere.

We spent eight nights in Menaggio, and the apartment and location were perfect for us. You can easily stay here without the need for a car, as the ferry terminal to all the local sight and villages is a short walk away. Menaggio has all of the conveniences that you would need - supermarket, bank, restaurants, bars and cafes, and shops for holiday shopping. The apartment is clean and bright, and was perfect for us (two couples), with large rooms and plenty of space. The view from the living room and small patio is amazing. The apartment contained everything that you would need for a great holiday stay. Hope to get back there. Thanks

The location, ease of check-in and the view were all top-notch. Ideally the apartment would have been stocked with more basics - dish detergent, paper towels, laundry detergent, and a few extra pillows would have been appreciated. We had a lovely stay though, and would highly recommend this location.

The unit was perfect for our family, and the view couldn’t have been any better! The location is extremely convenient with a less than 5 minute walk to the center of town (restaurants and shops) and the the ferry. Communication with the host was overall great during their office hours. However, we returned from dinner one evening to no hot water, and the two post-office hours contacts that I messaged did not respond. Thankfully the office responded first thing the following morning and resolved the issue. We would stay here again, considering the unit was clean, spacious, and a spectacular location.

We were a family group of six staying at Tosca 2. The location is great, right on the lake a few steps from Piazza Garibaldi. The lakeview was wonderful. The apartment is comfortable. Check in and out was a breeze. Next door restaurant Taco was very good. The Lake Holiday staff were helpful. The apartment could use a little more amenities--paper towels, basic kitchen items like spices and extra paper items. Free parking is down the street. Would recommend!

Logement tenu par une agence professionnelle située juste à côté , disponible et réactive . Côtés positifs : Logement spacieux, Fidèle a la description, les pieds dans l'eau, somptueuse vue sur le lac depuis le salon ! Emplacement idéal tout proche de l'embarcadère d'un côté et du centre historique avec ses restaurants de l'autre. Le restaurant de l'hôtel situé juste à côté vaut le coup également ! Cotés négatifs : chambres sur rue un peu bruyantes , mauvaise isolation thermique et phonique (appartement au dessus), ménage approximatif : vaisselle rangée mal lavée , vitres sales , la plage privée située sous l'immeuble est sale et peu entretenue.

Lovely property, ideal location for ferry. Would be useful to have some instructions about the property on how to operate heating, ferry and bus information,, supermarket opening times,, . Kitchen would benefit from a microwave and toaster, especially during out of season when restaurants / cafes aren't open. Lake como staff were very friendly and helpful throughout.

The only reason this didn’t get a 5 is because of the listing information. 1) The “private beach” is unusable. Trash and debris made it impossible to enjoy but we weren’t there to swim. 2) There is NO parking. Menaggio in general has very limited parking. We literally spent 3 hours of our first day driving around hoping a paid or free spot would open up (we arrived on a Monday, the end of May) We finally found a spot 1 mile away in an alley. We managed to move it closer, a couple times, over our three night stay but still it was a long way away especially with luggage. If we visit this area again we will leave the car and use the train/bus/ferry as we have in the past. Great location and spectacular lake views.

We were a group of 16 people staying in Menaggio and really enjoyed our stay. The views from the property are beautiful and ideal location to explore. We did have some trouble communicating with the office but once we got in contact, they allowed us to store our bags after checkout which was greatly appreciated!

Alles in allem sehr schön, besonders natürlich die Lage! Buchung, Kommunikation und alles war super..Aber: Die Möbel sind alt, die Couches zerschlissen und zum Teil extra mit einem Tuch abgedeckt..auf manchen kann man nicht sitzen. Die Ausstattung der Küche ist mager..Alles ist bis auf den Löffel abgezählt (6 Personen möglich, aber nur fünf Löffel, ist sehr sparsam eingerichtet). Es ist nichts da, keine Basics wie Salz, Pfeffer etc. Selbst bei wenigen Tagen muss alles extra gekauft werden..dafür ein kleines Willkommenspaket mit Wein, Schokolade und anderen Sachen..das war top!

Well positioned, with easy reach of cafe, restaurant, shops and ferry. Not luxurious, but most essentials in place for a comfortable stay. Fantastic position for views of sunrise and sunset over the lake from the balcony and you can swim from a small beach below / lakeside. The late night noise from mopeds/scooters, revving at the traffic lights, below the bedrooms might put light sleepers off!

The location and the views from the apartment were fantastic. However, the apartment needs some updating. A broken shower door, broken electrical outlet in the bedroom, bathroom lights that didn't work and the kitchen island counter was repaired with what looked like a former coffee table up on its side.A small investment in this apartment would make it a fantastic place to stay.

Most of the place is very nice. The space with the view of the lake and balcony is very nice. The bedrooms could use some good lights as you can't see what you are doing with the small bedside lamps. Also, the place was very stingy with providing necessities. No dish soap to wash dishes and only two rolls of toilet paper for 5 people for 4 days. They did provide a complimentary welcome gift with a bottle of white wine and some snacks that we did not drink or eat. I would shop right away for what you need as there is a nice grocery store down the street.

The property had many issues , but view and location terrific! Furniture, kitchen, bathroom all need upgrades as they are very old and dirty. Not enough cups and glasses and limited cookware. Property managers were responsive and helpful

Well main down side of the property is absence of A/C, and believe me in the scorching heat aren't fun at all. Location is perfect. Lake view from terrace stunning. As to the office staff rather disappointed. There was no introduction of the area grocery shopping, get around, property rules, emergency procedures, private beach access?!? We were handed an envelop with two sets of keys, from rather stone cold receptionist (office is located next door to property entrance) without any courtesy at all?!? Pretty much felt like we weren't welcome at all?!? Even for the internet access I had to go back to the office for assistance.

The best thing about this apartment was the location! The location is perfect and the view was SPECTACULAR, but sadly the good things end there. The apartment floors were filthy leaving all of our feet black just from walking around for an hour os so. The couches were all cracked/ripped and some had poorly fitting slipcovers over them which was not hiding the terrible condition of the furniture. There were clusters of dirt/possibly cobwebs in the corners and I don't think the fans had ever been cleaned or updated in the last 20-30 years. We were there in July during a VERY hot week (close to 100 degrees F each day) and the fans in the apartment did absolutely nothing to cool us down. I asked the rental company if we could rent a portable AC unit or get more fans/ones that actually worked. I was told she would have maintenance get us some other fans, but nobody ever showed up. As for the beach, it was very rocky and filled with glass and the rocks very big and slimy so you weren't able to walk into the lake without walking out on the small dock. The last things is about the noise from the main street where the two main bedrooms are situated. While it wasn't nearly as unbearable with the windows closed, the sound from the street was SO loud with the windows open so we were unable to get any breeze during the nighttime. If you are looking for a killer location with a perfect view, this might be for you, but I would not be able to stay there again during the summer!

Pros- the location is excellent. The team is very nice and responsive. Cons- it is a long list, given how much you are paying for the location. - no air conditioner- this was such a big issue, given the summer in Italy - nominal plugs for the fans. Not enough and hard to use locations. We only survived because there were two of us. - missing the basics in a kitchen like salt and pepper, paper towels, napkins, dish towels. The fridge was struggling to keep 5 items cold. - furniture was extremely dated and old. Cracked leather and tattered awnings etc - there is no parking. The ‘free one’ is a 10 min walk away in the summer heat. - no retractable blinds on the windows to keep it cool

The location is fantastic. The apartments are located right on Lake Como. The location is very close to the main square and ferry service in Menaggio. The location is really the big upside for this property. A welcome basket was provided which is a nice touch. They were responsive to questions. The apartments are in acceptable condition. Apartment #2 has three bedrooms and a nice living room area with a great view of the lake.
